Get your free estimateLinear Gate Motor Replacement: The New York Owner’s Guide
We stock and install Linear-compatible gate motor replacements across all five boroughs, with most residential swaps running $680 – $1,250 installed, parts and labor included. Same-day service is often available when we have the right motor on the truck, and we tell you the exact price before we touch a single bolt. Most New York owners first notice trouble when the gate moves slower than it did last month or stops responding to the remote at the worst possible time, usually when it’s raining and the car is already running.
A Linear gate motor, what the trade calls the operator, is the box that houses the drive mechanism, control board, and limit switches. In New York’s climate, salt air near the waterfront and hard winters inland both shorten motor life compared to the national average. We deal with it daily. Dean Prescott, who runs our New York shop, got his start in the trade through the sheet metal and welding program at Los Angeles Trade-Technical College before moving his tools east, and he’s been diagnosing Linear operators here long enough to know which failures are real and which are just a dirty sensor.
Which Linear Models This Applies To
Linear makes operator lines for every gate type, and the motor inside is not one-size-fits-all. The most common residential units we replace in New York are the LSO50, LDO50, and LSCO50 series swing operators, plus the SLR and SLD slide operators used on heavier commercial gates. Each series has different motor specs: swing operators typically use 1/2 to 3/4 horsepower motors, while slide operators range from 1/2 to 1-1/2 horsepower depending on gate weight and length. The wrong motor will fit the housing but burn itself out within a year trying to move a gate it was never sized for.
Here’s the compatibility gotcha most owners don’t know: Linear changed motor mount bolt patterns on some models after 2015. A motor sold as “Linear LSO50 replacement” may bolt right into a 2018 unit and not fit a 2013 unit at all without an adapter plate. We check the operator’s serial number and measure the mounting face before ordering. On the OEM versus aftermarket question, we’re direct: for Linear operators, we install genuine Linear motors when the control board is original, because aftermarket motors sometimes run hot against Linear boards and trip the thermal overload. If the board has already been replaced with an aftermarket unit, a quality aftermarket motor like a QL or GTO-compatible equivalent saves real money and performs well. We’re an independent service provider, not a Linear dealer, which means we match the part to your actual unit instead of defaulting to whatever the manufacturer’s catalog says.

Signs Your Linear Gate Motor Replacement Is Failing
- The gate groans or labors on the last third of travel. This is usually the motor’s start capacitor weakening or the internal gears wearing. The motor is working harder than it was designed to, and that extra heat is quietly killing it.
- The gate trips the breaker or blows a fuse more than once. A motor drawing too many amps is often one with failing windings or a partially seized bearing. Replacing the fuse again only buys you a few more weeks.
- Intermittent operation, especially after rain. Moisture intrusion into the motor housing is a chronic New York problem, particularly in neighborhoods like Sheepshead Bay or Howard Beach where salt air accelerates corrosion.
- The gate reverses direction mid-travel with no obstruction. Some Linear boards interpret low motor RPM as an obstacle and command a reverse. It looks like a control board failure, but the root cause is often a motor too worn to hold speed.
- A burning electrical smell near the operator housing. Insulation on the motor windings is breaking down. This is the point where the motor is days, not weeks, from seizing entirely.

AfterReplacement Cost & What’s Included
In New York, the installed price for a Linear gate motor replacement runs $680 – $1,250 for residential operators and $1,450 – $2,600 for commercial slide operator motors, depending on motor horsepower, series, and whether we’re also replacing the drive belt, sprockets, or limit switches at the same time. We always itemize the motor, the incidental parts, and the labor separately on the written estimate so you can see exactly where the money goes. If the motor can be replaced without touching the control board, that’s the lower end. If we’re doing the board and the motor together, you’re toward the top.
Every replacement includes the new motor, all mounting hardware, torque and limit setup, a full cycle test, and the Kingswell Guarantee in writing. That means the price you approve before we start is the price you pay when we finish, and if that motor fails within 365 days, we come back and make it right at no charge. That’s the 365-Day Done Right Promise, printed on every invoice. Tell me what the gate is doing, or not doing, and I’ll give you a real number before we hang up.
DIY or Call Us?
Some things around a gate are safe to check yourself. You can confirm the power is on at the disconnect, clear leaves and debris from the operator arm, and check for obvious wire damage from squirrels or lawn equipment. You can also reseat the battery in your remote, which fixes a surprising number of “motor failures” that are actually remote failures.
Replacing the motor itself is a different job. You’re working inside a housing with 120V or 240V live connections, a capacitor that holds a charge even when the power is off, and a gate that can move under its own weight the moment you disconnect the drive. The wrong capacitor wiring can cause a fire, and a gate that shifts during a motor swap can pin fingers or worse. We recommend a trained professional for any work inside the operator housing. If you’re in New York and want a real number for your specific model, call (845) 259-0242 and describe what the gate is doing. We’ll quote it over the phone, in writing, before you commit to anything.
FAQs
In New York’s climate, a Linear residential gate motor typically lasts 7 to 12 years, with coastal areas like the Rockaways or parts of Staten Island trending toward the lower end due to salt air corrosion. We inspect the housing seals and breather ports during every replacement because moisture is the number one killer of New York gate motors.
Call (845) 259-0242 if your unit is in that age range and acting up. A quick diagnostic is less than a full replacement, and we’ll tell you straight what’s actually wrong.
Sometimes yes, if the failure is limited to the start capacitor, a bearing, or the drive coupler, which we can replace without swapping the entire motor. If the motor windings are burned or the gears are stripped, a replacement is the honest fix, and we’ll show you the damaged part before you spend a dime.
We stock Linear replacement motors on our trucks for the most common residential series, so call (845) 259-0242 and we’ll tell you whether yours is a repair or a swap.
Most residential Linear gate motor replacements in New York take 2 to 3 hours on site, including removal, installation, torque and limit setup, and full cycle testing. Commercial slide operators with larger motors can run 4 to 6 hours when we’re also replacing the drive sprocket and chain.
For an exact window and a written price, call (845) 259-0242. Estimates are free, and the price doesn’t change once the work starts.
We keep the most common Linear swing operator motors on our trucks for residential service calls across New York, so same-day replacement is often possible. For commercial slide motors and less common series, we source from local distributors and typically install within 2 to 3 business days.
Call (845) 259-0242 and tell us your model number. We’ll check what’s on the truck right now and give you the earliest honest installation date.
