Ghost Controls Gate Installation in New York: What to Know First

Ghost Controls gate installation in New York typically runs $450 to $1,400 for a standard single swing-gate setup, parts and labor included, with most jobs completed in a single visit. That is a real working range we quote from regularly, not an internet estimate. We are an independent Ghost Controls service provider, not an authorized dealer, and we install, repair, and retrofit Ghost Controls operators across all five boroughs and up into Westchester.

If you have a Ghost Controls opener sitting in a box in the garage, or one bolted to a gate that has never worked right, this page is for you. Call (845) 259-0242 and tell us what the gate is doing, or not doing, and we’ll give you a real number before we hang up.

How Ghost Controls Products Fail – and How We Fix Them

Ghost Controls builds a decent operator for the money. The most common lines we see in New York are the AXDP, TSS1, and HDP1 series, plus the older R Series on gates that have been around since the 2010s. Here is what actually goes wrong with them in the field, and what we do about it.

  • AXDP actuator seizing after winter salt exposure. The AXDP is a piston-style actuator, the motorized arm that physically pushes the gate open. On New York driveways that get salted from November to March, road spray works its way past the outer seal and corrodes the internal worm gear. The symptom is a gate that starts fine and then stalls halfway through its travel. We disassemble, clean, and re-grease the drive, or swap the actuator outright. Replacing the whole opener is rarely necessary.
  • TSS1 control board losing limit programming. The TSS1 board holds the travel limits, the points where the gate stops opening and closing. When the onboard capacitor starts failing, the board forgets its limits after a power blink. The gate then slams at the end of travel or reverses unexpectedly. We see this often enough that we keep replacement capacitors on the truck. The Ghost Controls factory fix is a new board for several hundred dollars; our repair is usually under $150.
  • HDP1 arm bracket shearing at the gate weld. The HDP1 uses a bolt-on arm assembly that attaches to the gate itself. On heavy steel driveway gates in neighborhoods like Riverdale or Forest Hills, the bracket bolts eventually wallow out the mounting holes, and the arm starts chattering or pulling free. We weld a reinforcement plate and re-drill the mounts, then reset the travel limits so the motor is not fighting its own geometry.
  • Remote receiver range dropping to under 10 feet. Ghost Controls remote boards are sensitive to mounting location. When the receiver antenna is pinned against a masonry column or a metal fence, owners find they have to stand next to the gate to open it. We relocate the receiver or add a remote antenna, which solves about nine out of ten range complaints without touching the opener itself.
  • R Series chain-drive slack on double gates. The older R Series uses a chain drive on dual-swing installations. Over time the master and slave gate get out of sync because the chain stretches, and one gate lags behind or bounces at the stop. We tension the chain, re-sync the operators, and set the close delay so the slave gate closes a beat behind the master, the way the system is actually designed to run.

Our Ghost Controls Gate Installation Process

Here is what happens from the first call to the final walkthrough, no mystery and no surprise line items.

  1. 1
Call and diagnosis. You reach a live person, day or night. We ask what the gate is doing, what model you have, and what the gate itself weighs. Dean keeps a notebook in his truck where he sketches gate layouts before quoting anything, and that habit starts on the phone.
  2. 2
On-site inspection. A background-checked, uniformed technician shows up in the window we gave you. We check the gate hinges, the post integrity, the opener mounting point, and the power source. A gate that hangs low or swings stiff will kill any new opener, so we address that first.
  3. 3
Written price. Before a single bolt is turned, you get the price in writing. That number does not move unless you approve an add-on we both agree is necessary. No gate gets disassembled before you know the cost.
  4. 4
Parts decision. We use OEM Ghost Controls components where they matter: control boards, actuators, and limit switches. For hardware like brackets, bolts, and power leads, we use commercial-grade aftermarket parts that meet or exceed spec and cost less. We explain the difference and let you decide.
  5. 5
Installation and setup. We mount the operator, set travel limits, program remotes and keypad codes if you have them, and run a full cycle test: open, close, obstruction reversal, and photo-eye response. Then we show you how it all works and hand you the written Kingswell Guarantee.
  6. 6
Cleanup and guarantee. We leave the job site cleaner than we found it. The guarantee is written on your invoice: 365 days. If the installation fails inside that year, we come back and make it right at no charge.

What Ghost Controls Gate Installation Costs in New York

Honest numbers, from jobs we have actually billed in the New York area.

  • Single swing-gate opener install (AXDP or TSS1): $450 – $750, including the operator, arm, brackets, wiring to a nearby outlet, basic remote programming, and labor.
  • Double swing-gate install (two operators, synced): $900 – $1,400, including both actuators, the synchronization board, and setup of the slave-gate delay.
  • Sliding gate install with Ghost Controls HDP1 retrofit: $700 – $1,100, depending on gate weight and whether the existing chain or rack can be reused.
  • Pedestrian gate install: $400 – $650, assuming a standard tube-steel walk gate and a dedicated actuator.
  • Full replacement including new hinges, posts, or electrical run: Add $300 – $900, depending on what is actually needed. We will always tell you if it is needed; we will not pad the quote with work you don’t need.

What moves the price: gate weight, post condition, the distance from the opener to a power source, and whether we are installing new or retrofitting onto an existing gate. Every Ghost Controls gate installation in New York from our crew carries a written price before work begins and the 365-Day Done Right Promise after it ends. Call (845) 259-0242 for a free estimate.

Why New York Homeowners Call Portcullis Gate Repair New York for Ghost Controls Work

We have been doing this since 2008, and we do not chase contracts we can not finish. Every Portcullis location is independently owned and operated, but bound to the same Kingswell Guarantee: a written price before any work starts, a real arrival window, a clean job site, and a written guarantee on every repair. It is not a franchise promise; it is written on your invoice.

Our technicians are trained across nine gate-operator brands, including LiftMaster, Mighty Mule, and DoorKing, which matters when a property has a Ghost Controls driveway gate plus a LiftMaster parking gate out back. The tech who arrives already knows the system on the property. Dean Prescott, our owner, grew up in the San Fernando Valley and got his start through the sheet metal and welding program at Los Angeles Trade-Technical College before moving his tools east. For years now, he and the crew have worked gates across New York, from courtyard entries in Jackson Heights to loading-dock sliders in the Meatpacking District. He is known for diagnosing a failing limit switch or a worn rack-and-pinion drive on the first visit, which keeps repeat trips and extra charges off the table.
