If your FAAC gate motor has failed, a replacement installed by our team in New York typically runs $850 to $1,900 depending on the model and what’s involved in the swap. We keep FAAC-compatible motors and the common wear parts on the truck, so most replacements are done in a single visit, usually 90 minutes to two hours on site. The way most owners discover the motor has given up: the gate starts moving in slow motion for a week, then one morning it just sits there, humming faintly or making no noise at all. By that point the control board has usually been compensating for a dying motor for longer than anyone realized.
Dean Prescott, our owner, puts it simply: “Tell me what the gate is doing – or not doing – and I’ll give you a real number before we hang up.” That’s how we start every FAAC motor replacement call, because the symptoms tell us whether you need a full motor swap or just a capacitor or limit switch.
Which FAAC Models This Applies To
We replace motors across the FAAC residential and light-commercial lines you actually see in New York: the 400 Series (the 402, 412, and 415 operators on countless swing gates in Queens and Brooklyn), the 422 and 424 sliding gate operators, and the newer C720, C721, and S418 models on higher-traffic driveway and parking applications. If you have an older 750 or 760 series from the 1990s, those still show up on co-op garages and older estates, and we can usually source a direct replacement or rebuild the existing unit.
Here’s the compatibility gotcha most people miss: FAAC model numbers don’t tell you the whole story. A 412 from 2005 and a 412 from 2018 share a name but have different motor coupling sizes and control board connectors. Before we quote anything, we need the data plate photo or the measurement across the motor’s mounting flange, plus the serial prefix. That’s the difference between a clean swap and a surprise bracket modification, and it’s the first thing we ask for on the phone.
On the OEM-versus-aftermarket question for FAAC: genuine FAAC motors are excellent, but they’re priced like it. For most residential 400 Series operators, a quality aftermarket motor from a supplier we trust (same winding specs, same output shaft, same duty cycle rating) saves $200 to $350 versus the FAAC-branded part. We install both, and we’ll tell you honestly when the aftermarket unit is the smarter buy and when, on a commercial S418 that cycles 200 times a day, you want the OEM motor. Portcullis Gate Repair New York is an independent service provider, not affiliated with FAAC, so our recommendation isn’t tied to their sales targets.

Signs Your FAAC Gate Motor Replacement Is Failing
- The gate creeps instead of moves. You see the gate take five or six seconds longer to open than it did last summer. This is the motor’s capacitor losing its ability to deliver the starting torque the motor needs, and it’s the most common early warning on residential FAAC swing gates.
- A humming sound with no movement. The motor is getting power but the starting circuit isn’t engaging, or the motor’s internal thermal overload has tripped. If it hums for a few seconds and then goes quiet, that’s the overload protecting the windings. That’s a motor on borrowed time.
- The gate starts and stops in jerks. On FAAC slide operators, this usually points to a worn gearbox bearing or a failing run capacitor rather than the motor itself. But if the capacitor was replaced recently and the jerking continues, the motor’s windings are breaking down under load.
- Burnt or acrid smell near the operator housing. Once you can smell baked varnish from the motor windings, the insulation is degrading. The motor may still run for a few weeks, but every start is burning more insulation off. When it finally shorts, it’ll take the control board fuse with it, which doubles the repair cost if you wait.
- The gate opens but won’t close without a nudge. This can be a limit switch or safety-edge wiring issue rather than the motor, so we don’t assume a motor swap on this symptom alone. But if the motor’s torque output has dropped from worn brushes (on older brushed FAAC 750 series motors), nudging gets it over center and the close cycle limps through.

AfterReplacement Cost & What’s Included
For New York homeowners, here’s what we quote most weeks, parts and labor together:
- Residential swing gate motor (FAAC 400 Series or equivalent): $850 – $1,250 installed
- Residential slide gate motor (FAAC 422/424 or equivalent): $1,100 – $1,600 installed
- Light-commercial FAAC operator (C720/S418 or equivalent): $1,500 – $1,900 installed
- Capacitor-only replacement (not a full motor): $145 – $220 installed
What moves that range is the model year and existing mounting hardware. A 2010-era FAAC 412 that’s bolted to a steel post with standard spacing is an hour’s work. A 1998 FAAC 750 where the mounting plate has rusted through and the old motor fused to its coupling is a two-person, half-day job. We don’t pad the quote for that; we just tell you what we’re looking at before anyone unscrews anything.
Every FAAC motor replacement we install carries the Kingswell Guarantee in writing: 365 days on parts and labor. If the replacement fails inside that window, we come back and fix it at no charge under the 365-Day Done Right Promise. The price you get in writing before the swap starts is the price you pay when the gate is running again. No adjustment on the invoice after disassembly. That’s the Kingswell Way: say the price before the work, show up in the window we gave, leave the site cleaner than we found it, put the guarantee in writing, and come back if it fails.
DIY or Call Us?
There’s a real split here, and we’ll be straight about it. You can safely test the outlet the operator plugs into, inspect the capacitor for a bulged top, and clear debris from the gate track. None of that requires touching wiring. What you should not do is open the FAAC operator housing to test motor voltage if you’re not trained: these motors run on 115V or 230V circuits, and a live board with the cover off is one slip from a serious shock. The other way DIY goes wrong on this part is the alignment. A motor mounted even a quarter-inch off its true axis will chew through the coupling in three months, and now the job costs more than the original swap would have.
If you’re comfortable checking the basics, do that. If the capacitor checks out and the gate still won’t move, call us at (845) 259-0242. We’ll get the data plate details from you over the phone and come out with the right motor on the first trip.
FAQs
A residential FAAC motor in New York typically lasts 8 to 12 years before the windings or capacitor give out, with coastal-area installations in the Rockaways or Sheepshead Bay running 2 to 3 years shorter because salt air accelerates corrosion on the motor terminals and internal connections. For a slide gate that cycles 30 times a day, expect 6 to 8 years. Call (845) 259-0242 and we can give you a straight read on your model’s realistic lifespan.
Sometimes, and only on older brushed FAAC motors where brush replacement restores function for under $200. On modern brushless FAAC units, a failed motor is a replacement item, not a rebuild, because the sealed bearing assembly and winding insulation aren’t serviceable in the field. We’ll tell you which one applies to your gate before we touch a tool.
Most residential FAAC motor swaps in New York take 90 minutes to 2 hours including testing the full open and close cycle, recalibrating limits, and verifying the safety edges. If the mounting bracket needs drilling or the old motor is seized at the coupling, it can stretch to half a day, and we’ll set that expectation when we quote.
We stock motors and common failure parts for FAAC 400 Series, 422/424, C720, C721, and S418 operators on our trucks, along with parts for LiftMaster, Mighty Mule, and Ghost Controls systems. For older FAAC 750/760 series, we source the motor same-day from local New York supply houses when available or overnight when not.
The Kingswell Guarantee covers the replacement motor and our labor for 365 days, written on your invoice. If the motor fails inside that year, you call us and we return and correct the repair at no charge under the 365-Day Done Right Promise. No re-diagnosis fee, no parts markup, no argument about whether it’s “really” covered.
If your FAAC gate is down or on its way out, call us at (845) 259-0242. We’ll figure out what the gate is doing, tell you what it’ll take to fix, and give you the number in writing before we schedule anything. A live person answers 24 hours a day, seven days a week, including holidays.
