We stock and install DoorKing gate motor replacements across New York, with most residential swing-gate motor swaps running $850 – $1,450 parts and labor and most slide-gate motors falling between $1,200 – $2,100. We carry DoorKing-compatible motors on our trucks, so a technician can often complete the swap same-day once we confirm your model. If your gate has started groaning, creeping, or stopping mid-travel, there’s a good chance the motor has reached the end of its service life.
You usually discover a failing DoorKing motor the way most New York owners do: the gate stops halfway, the opener hums but nothing moves, or the gate sits dead after a storm. The motor is the muscle behind the whole system. When it goes, everything else is along for the ride.
Which DoorKing Models This Applies To
Portcullis Gate Repair is an independent service company, not affiliated with DoorKing. We work on the full DoorKing line because we see it every week from Jackson Heights to Riverdale. The compatibility question matters more than most owners expect. DoorKing has been building operators for over 70 years, and a motor for an old 9150 slide operator will not drop into a newer 6050 or 6100 swing unit. Even within the swing-gate series, the 6002, 6003, and 6100 use different motor assemblies and capacitor configurations. The model number is printed on a metal data plate inside the operator housing, usually on the control board bracket or the inside face of the cover. If that plate is sun-bleached or painted over, we can identify the unit by measuring the motor housing and matching the gearbox bolt pattern.
On the OEM-versus-aftermarket question for DoorKing specifically: DoorKing’s own replacement motors are well built and consistently in stock through the manufacturer, but we have had good results with quality aftermarket motors matched to the correct RPM and torque rating for each series. The critical number is the motor’s horsepower and output shaft spec, not the brand sticker. For most residential DoorKing swing operators, that means a 1/2 HP motor with a specific shaft length and keyway. Get the shaft wrong and the gearbox binds. We match by model, not by guess.

Signs Your DoorKing Gate Motor Replacement Is Failing
- The gate hums but won’t move. You hear the motor trying, but the gate stays put. This often means the start capacitor has failed, which is a separate fix. But if a new capacitor doesn’t solve it, the motor windings are the problem, and the motor replacement is the honest call.
- The gate starts, then stalls mid-travel. This is a classic thermal cutoff symptom. The motor runs until it heats up, then stops and starts again once it cools. In New York’s humid summers, we see this pattern daily on older DoorKing 6000-series operators that have run for 15 years or more.
- Speed has dropped noticeably in both directions. A worn motor loses RPM. If the gate moves like it’s tired even after you’ve greased the chain or checked the drive belt, the motor bearings and brushes are worn past the point of adjustment.
- The gate reverses for no reason. This one fools a lot of owners. A failing motor draws more current than the control board expects, tripping the obstruction-sensing circuitry. The board thinks the gate hit something and reverses. The fix is the motor, not the safety sensors.
- The motor is loud, hot to the touch, or smells like burned varnish. A motor that is running hot enough to smell is burning insulation off its windings. It will not heal itself. The next stop is a locked rotor and a gate that won’t move at all.
Dean Prescott, who runs our New York operation, can usually diagnose a failing motor over the phone just from these symptoms. Tell me what the gate is doing – or not doing – and I’ll give you a real number before we hang up.

AfterReplacement Cost & What’s Included
Here’s what we quote honestly in New York, and these are installed prices, not parts-only estimates:
| Gate Type | Installed Price Range |
|---|---|
| Residential swing gate (DoorKing 6002/6003/6100) | $850 – $1,450 |
| Residential slide gate (DoorKing 9100/9150 series) | $1,200 – $2,100 |
| Commercial slide or barrier gate | $1,800 – $3,400 |
The range depends on whether we are doing a straight motor swap into a healthy gearbox, or whether the gearbox, chain, and drive sprockets also need attention after years of service. A motor replacement into a worn gearbox is a waste of your money, and we won’t quietly do it. Every quote includes removal of the old motor, installation of the replacement, fresh hardware, gear lube where applicable, limit-switch adjustment, and a full system test under load. You get a written price before any work starts, and the repair is covered by our 365-Day Done Right Promise in writing on the invoice. If it fails within that year, we come back and fix it at no charge.
DIY or Call Us?
There are things you can check safely. Confirm the breaker hasn’t tripped. Look for an obvious obstruction on the track. Check that the gate’s manual release handle hasn’t been left in the disengaged position. Those checks cost nothing and they rule out the simple stuff.
The motor itself is a different story. DoorKing operators run on 115V or 208/230V line voltage, and the motor terminals are inside a housing with live connections even when the gate is not moving. A wrong wiring connection to the capacitor can cause a short, a fire, or a motor that runs in reverse and damages the gearbox on first power-up. The motor is also heavy, and on slide-gate operators the chain is under tension. If this is your first time opening a gate operator, it’s not the place to learn. Call us at (845) 259-0242 and we’ll send a background-checked, uniformed technician who has already worked on hundreds of DoorKing units in New York. The estimate is free.
FAQs
A DoorKing gate motor in New York typically lasts 10 to 15 years with regular use, though coastal salt air in neighborhoods like Sheepshead Bay or Howard Beach can shorten that to 7 to 10 years if the operator housing isn’t sealed properly. Motors that cycle more than 40 times a day, common on shared driveways and small commercial lots, wear out faster. If you’re past year 12 and noticing any of the symptoms above, replacement is more cost-effective than repeated service calls.
Sometimes, yes. Failed start capacitors, worn brushes on older DC models, and corroded terminal connections can often be repaired. But when motor windings are burned, bearings are shot, or the commutator is grooved, repair costs approach replacement cost and you still have a motor with 12 years of wear on everything else. We’ll tell you which situation you’re in before quoting anything. Call (845) 259-0242 and we’ll walk through it.
Most DoorKing gate motor replacements take 2 to 4 hours on site, depending on whether the gearbox is healthy and how much corrosion we find on the mounting bolts and wiring. If we have your model confirmed before we arrive, and we usually do from the data plate photo you text us, the work is often done in one visit. The price you’re quoted is the price you pay, and that’s in writing before we unbolt anything.
We stock DoorKing-compatible replacement motors for the 6000-series swing operators and 9000-series slide operators on our trucks, which are the two lines we see most often in New York. Oddball or commercial units, like the older 1600 series barrier gates, may require a 2 to 3 day order. We’ll tell you that up front and give you a real timeline, not a vague “parts on order” that leaves your gate dead for a month. Call (845) 259-0242 with your model number and we’ll confirm what’s on the truck today.
