DoorKing gate installation in New York typically runs $2,800 to $7,500 for a complete driveway system, depending on whether you’re installing a new operator on an existing gate or building from the slab up. We quote every job in writing before a single bolt gets turned, and most residential installs take one full day with a crew of two. Call (845) 259-0242 and we’ll talk through what you have, what it’s doing, and what it’ll cost.
This page is for homeowners and property managers in New York who own DoorKing equipment and need it installed correctly the first time. DoorKing builds solid, no-nonsense operators, but the install is where the trouble usually starts. We’re an independent DoorKing service provider, not a factory warranty shop, and that independence means we fix the job instead of pointing at the manual.
How DoorKing Products Fail – and How We Fix Them
We work on DoorKing daily, and most failures follow the same patterns. Here are the five we see most on New York installs:
- DoorKing 9150 slide operators burning out the limit switch. The 9150 is the workhorse slide operator in New York. The weakness isn’t the motor, it’s the mechanical limit switch assembly, which collects grit from the track and stops reading position correctly. The gate then slams at the end of travel or reverses mid-cycle. We clean and reseat the switch, but on gates older than eight years we usually replace it with the current OEM switch kit rather than gambling on a used part.
- DoorKing 6002 swing actuators with stripped bronze gears. The 6002 is common on New York driveway swing gates. The gear that strips is the bronze worm-driven gear inside the actuator housing, and the usual cause is a gate leaf that was never balanced properly at install. The actuator gets asked to push more weight than it’s rated for, and the gear gives way. We replace the gear and then take measurements to correct the leaf weight before we call the job done.
- DoorKing 1601/1602 barrier gate arms shearing the arm breakaway. On commercial properties, the barrier arm is designed to shear away if a car hits it. The problem we see after a minor strike is that the breakaway mechanism gets bent but not replaced, so the next strong wind sends the arm into the wrong position and the operator jams. A bent breakaway is a three-minute check we always run on a DoorKing barrier install.
- DoorKing circuit boards losing the photo-eye input after a rain event. This is a New York climate reality. The DKS control board on older models is not sealed as well as newer revisions, and ice-melt runoff finds its way into the photo-eye wiring terminals. The board still powers up, but the safety circuit reads open and the gate refuses to close. We re-terminate the eye wiring and add a bead of dielectric grease to the terminal strip, which stops the recurrence in virtually every case.
- DoorKing DKS 4200 keypads failing at the membrane, not the electronics. The keypad looks dead and owners assume the board is fried. Nine times out of ten, the pins of the keypad’s ribbon cable have corroded or the membrane face has cracked. We test the board first, and if it powers clean we replace just the keypad face and cable, which is a fraction of the cost of a new board.

Our DoorKing Gate Installation Process
Every DoorKing install we run follows the same six steps, and you’ll know what each one costs before we start.
- 1
Call and talk it through. We answer the phone ourselves. You tell us what gate you have, what operator it’s paired with, and what it’s doing or not doing. We’ll give you a ballpark on the spot.
- 2
Site measurement and load check. Before we quote anything firm, we visit the property. We measure the gate leaf, check the hinges and wheels, and verify that the operator and the gate actually match in weight rating. A DoorKing 6002 cannot safely run a 900-pound leaf, and we will say so rather than install it anyway.
- 3
Written quote. We hand you a price in writing, itemized, with the labor separate from parts. This is the Kingswell Guarantee in practice: you see the number before work starts, and it does not change at the end of the day.
- 4
Installation. We set the operator, run the wiring through conduit, mount any photo-eyes, keypads, or vehicle detectors, and wire the control board. If the install requires new conduit runs or a concrete pad, that is included in the written quote. We don’t surprise you with “extras.”
- 5
Cycle testing and safety check. We run the gate through 20 open/close cycles, test the reversal sensitivity, and verify every safety device interrupts operation correctly. If the gate won’t reverse on contact with a test object, we adjust until it does.
- 6
Walkthrough and guarantee paperwork. We show you what we did, explain how the settings work, and hand you the written guarantee. The 365-Day Done Right Promise is stamped on the invoice, not just spoken on the way out.

AfterWhat DoorKing Gate Installation Costs in New York
The honest range depends more on the gate than the operator.
- Install only: Operator install on an existing, balanced gate: $1,200 – $2,100
- Swing gate + DoorKing 6002 full package: $2,800 – $4,300 (includes operator, mounting, wiring, photo-eyes, and keypad)
- Sliding gate + DoorKing 9150 full package: $4,000 – $7,500 (includes track, operator, steel gate, all safety edges and photo-eyes)
- Commercial barrier gate install: $3,500 – $6,800 (DoorKing 1601/1602 or equivalent, plus underground loop detector)
What moves the price: the gate’s weight, whether there’s a concrete pad and conduit already in place, the distance from the house power panel to the operator, and whether you want remote controls, a keypad, or a vehicle detector. All of it gets itemized in the written quote. Call (845) 259-0242 and we’ll give you a real number, not a ballpark that doubles at the door.
Why New York Homeowners Call Portcullis Gate Repair New York for DoorKing Work
We carry DoorKing parts in the truck. Not just the common boards, but the small stuff: limit switches, gear kits, the nylon coupler on a 9150 drive shaft, the keypad membranes. It means a DoorKing job usually gets done in one visit, not one visit to diagnose and a second visit once the parts arrive. The techs who arrive are background-checked and uniformed, and they have already been trained on DoorKing, LiftMaster, Mighty Mule, and Ghost Controls, so if the issue turns out to be a mismatched receiver or an aftermarket board, we recognize it fast.
Every install is covered by the 365-Day Done Right Promise. If something fails inside that year because of our workmanship, we come back and correct it at no charge. The Kingswell Guarantee is a written one: written price, real arrival window, clean job site, written guarantee. That is the standard we have worked under since 2008, and it applies to every job we do in New York.
FAQs
DoorKing’s factory warranty covers manufacturer defects in the operator itself, not the labor to install or replace it. As an independent DoorKing service provider, we install everything to the manufacturer’s published specifications, so a defect claim stays clean. If the part fails under factory warranty, we coordinate the replacement and charge only for the labor, which we quote before doing the work.
We will, with a caveat. Used DoorKing operators often arrive with a missing or damaged limit switch, a bent chassis, or a board that was pulled from a different model. We test the unit on the bench before mounting it, and we will tell you honestly if it is worth installing. The Kingswell Guarantee still applies to our labor, but we cannot warranty a used electronic part that fails the next week, and we’ll say so plainly.
Generally, if the operator is less than ten years old and the motor and board are intact, repair makes sense. A gear kit or limit switch replacement runs $250 – $600 installed. If the board is dead AND the gearbox is worn AND the booth is rusted through, you are looking at $1,400+ in parts before labor, and at that point a new operator install costs about the same and comes with a fresh factory warranty. We’ll show you both numbers and let you decide. Call (845) 259-0242 for a straight answer.
Most residential DoorKing installs we schedule within a week, sometimes sooner depending on the season. The job itself usually takes one day. The things that extend the schedule are site-specific: trenching for new conduit, pouring a concrete pad, or ordering a custom steel gate. None of that is a surprise. We tell you the schedule before you sign anything.
Yes. A full install includes the low-voltage wiring, conduit, photo-eyes, and any required vehicle detection loops, not just bolting the operator to the pad. Every safety device gets tested before we leave, and we will not sign off on a job where the gate does not reverse properly on contact. The Kingswell Guarantee covers the whole system, not just the operator.
