Ghost Controls access control installation in New York typically runs $320 – $680 for a keypad or intercom add-on, and $850 – $1,800 when wiring in a full access control system with a card reader, phone app, or vehicle sensor loop. We stock Ghost Controls-compatible keypads, receivers, and wiring harnesses on our trucks, so most installations are done in one visit. The way owners usually find us is the same story we hear every week: the keypad works, then it works sometimes, then one rainy Tuesday it stops reading codes altogether and the gate sits frozen while the delivery truck waits in the street.
We’re Portcullis Gate Repair New York, an independently owned Kingswell company. We’re not affiliated with Ghost Controls, but we’ve been servicing their openers and access control parts across New York since 2008, and Dean Prescott has been running the crew long enough to tell you which Ghost Controls parts fail early and which ones hold up for a decade. The short version: the control board and keypad are usually fine. It’s the wiring connections, the receiver antenna, and the power supply that give out first, especially near the salt air in Battery Park City or the wet winters up in Riverdale.
Which Ghost Controls Models This Applies To
Ghost Controls makes two main lines that matter for access control work in New York: the AXS Series (solar-friendly, common on residential single-swing gates) and the R Series (heavier-duty, meant for dual-swing and slide gates). The access control installation differs between them, and that’s where we see owners order the wrong part online. The AXS uses a 3-wire accessory harness for keypads and push buttons. The R Series uses the same 3-wire setup, but adds a 12V accessory output for powered intercoms and card readers. If you wire a powered card reader into an AXS board expecting the same 12V output, you’ll get nothing, because the AXS doesn’t push enough accessory current.
Here’s the compatibility gotcha we deal with weekly: Ghost Controls changed their receiver frequency from 318 MHz to 433 MHz in 2020. If your gate was installed before 2020 and you’re adding a new wireless keypad, a 433 MHz keypad won’t talk to a 318 MHz board unless you add the matching receiver. We check the board revision instead of guessing, because the label on the back of the opener gives us the frequency and the date code. For OEM versus aftermarket: Ghost Controls keypads are weather-sealed better than most generics, and in New York weather that matters. The aftermarket keypads we’ve tried don’t last past two winters outdoors. The OEM part is worth the extra $40 to $60. For mounting brackets and antenna extensions, aftermarket is fine.

Signs Your Ghost Controls Access Control Installation Is Failing
- The keypad lights up but the gate doesn’t move. The board is receiving the signal, but the relay isn’t closing or the wiring from the keypad to the board has a break in it. We find corroded wire nuts inside the keypad housing more than any other single cause in New York’s humid summers.
- The gate opens from the remote but not the keypad. That isolates the problem to the keypad circuit or its wiring, not the opener itself. It’s usually the keypad membrane failing from UV exposure or a loose ground wire at the board.
- Codes work, but only when the keypad is pressed hard or at an angle. The keypad membrane is worn through. It’s not a programming issue, and reprogramming won’t fix it. The tactile layer under the buttons has cracked.
- The gate opens on its own or the keypad works intermittently after rain. Water is getting into the keypad or the wiring junction. Ghost Controls keypads are rated for outdoor use, but the gasket under the faceplate degrades after five or six years, and New York’s freeze-thaw cycles accelerate that.
- New codes won’t save, or the keypad resets to default. The control board’s memory chip or the keypad’s programming chip is failing. That happens more often on boards that have taken a lightning surge through a long antenna wire run, something we see on gates with antennas mounted high on brick walls in neighborhoods like Forest Hills.
Replacement Cost & What’s Included
Here’s what access control installation costs in New York, straight from the printed sheets on our trucks:
- Ghost Controls wired keypad replacement: $320 – $460 installed, including the part, wiring assessment, and programming of up to 25 codes.
- Wireless keypad add-on with receiver: $380 – $540 installed, depending on whether the 433 MHz receiver is already on the board.
- Full access control system (keypad, receiver, dual reader, or telephone entry): $850 – $1,800 installed, with the spread driven by the gate size, power run distance, and whether we’re adding a vehicle exit loop.
Every one of those numbers includes part, labor, programming, and cleanup. The price is written down and agreed before we touch a screw, per the Kingswell Guarantee. If the repair fails inside 365 days, we come back and fix it at no charge. That’s the 365-Day Done Right Promise, stamped on the invoice, not just mentioned in a sales pitch.

AfterDIY or Call Us?
You can safely check three things before calling our team at (845) 259-0242: confirm the keypad has power (most Ghost Controls keypads have a small LED that blinks on each press), look for obvious water inside the keypad housing, and check that the wires at the opener board are still seated in their terminals. But once you’re opening the opener cabinet and touching the board’s accessory terminals, you’re working with live low-voltage wiring next to a board that costs $180 to $280 to replace if you short it. We’ve fixed more DIY wiring mistakes on Ghost Controls boards than any other brand, because the accessory terminal labels are small and the 12V pin sits right next to a ground pin.
This isn’t a sales line. It’s a pattern we’ve seen for 17 years in New York. If you’re not certain, call us. We’ll tell you over the phone whether it’s something you can handle or something we should schedule. Our calls are answered by a person, 24 hours a day.
FAQs
A Ghost Controls OEM keypad lasts 5 to 7 years in New York weather before the membrane starts to fail, though coastal areas with salt exposure can shorten that to 4 years. If yours is older than that and acting up, replacement usually costs less than repeated service calls. Call (845) 259-0242 and we’ll help you identify the model and date code.
In most cases no, and we won’t charge you a service visit to tell you that. The keypad’s membrane and chip are sealed units. Corroded internal contacts can’t be cleaned, and once the gasket fails, the damage is done. We carry OEM Ghost Controls keypads on the truck, so one visit usually finishes the job.
A keypad swap takes 45 to 75 minutes. A full access control system with a card reader or telephone entry takes 2 to 4 hours, depending on the power run and whether we’re adding a vehicle exit loop. We give you a real arrival window when you book, and we show up in it.
Yes. We keep Ghost Controls keypads, receivers, antenna extensions, and wiring harnesses on the truck, along with parts for LiftMaster, Mighty Mule, and DoorKing systems. If you need it, we likely have it on the first trip. Call (845) 259-0242 for a free estimate and we’ll tell you before you hang up what the visit will cost.
